Here is a selection of urban projects that Surveying The Bay have been involved in:
Eco-kids Learning Centre – Florence Street, Hastings (consented). Land use consent to convert a church building to a day care centre. Developer: Eco Kids Learning Centre.
STB involvement: Resource Management, affected persons liaison.
Ennisclare Place - Mt Herbert Road, Waipukurau (completed). Ten residential sites averaging over 1,000 m2. Developer: Manunui Properties Ltd.

Northwood - Surveying The Bay is proud to supply project management, planning and surveying support to CDL Land New Zealand Ltd (CDL) for their “Northwood” development in Hastings. Our involvement started with the former Peter Smidt Surveyors in 2004. Surveying The Bay is providing support in resource consent matters, Council consultation and negotiation, site surveys, soil remediation, certification and land transfer surveys to support the issue of titles.
Northwood, located on Williams St in the northern part of the city, is a staged subdivision of approximately 200 lots, of which half are already constructed. It has a sunny rural aspect with level sections at an affordable price. See [here] for further information.
CDL are a significant developer in New Zealand with a geographical spread of projects from Auckland to Queenstown. CDL have a reputation for producing high quality residential sections, and believe in innovative design that is sustainable and enduring.
Brookfields - In addition to their ongoing “Northwood” development in Hastings, CDL Land New Zealand Ltd (CDL) has also just completed construction of Stage 1A of their Brookvale Rd greenfields “Brookfields” subdivision in Havelock North. This is located in the popular Arataki New Development area which has expanded considerably in recent itmes.
The Brookvale Rd subdivision is about sixty residential sites on a gently sloping site with good northerly aspects. It is a high quality development located in a popular neighbourhood of Havelock North.
Surveying The Bay is proud to provide support in planning, Council consultation and negotiation, site surveys, soil remediation, certification and land transfer surveys to support the issue of titles.
John Ross Place - Kairakau Beach (completed). 15 residential sites of 500 m2 or greater. Development included archaeological investigations, significant Iwi liaison and establishment of a communal wastewater treatment plant. Developer: Kairakau Beach Ltd.

Kaiapo Road – Hastings. Provision of advice and assistance to landowners assocaited with rezoning processes being undertaken by the Hastings District Council.
STB Involvement – Monitor and report on processes, Submissions to Council.
Matarua Farm Park - Waimarama Road, Tuki Tuki Valley (consented and underway). Situated on Waimarama Road facing west and north across and down the Tukituki valley this development consists of 15 lifestyle sites nestled into the landscape on the east side of the Tukituki river. Surveying The Bay has been involved in this project from the first design walkovers through to the titling of the first stage of four sites. Our input to this project has included subdivision design, resource consent preparation, coordination of all consultants including geotechnical engineers, traffic engineers, civil engineering, landscape architect, earthworks and roading design supervision, council liaison, appearance at a Council hearing on the consent application and land transfer and engineering survey works.
The development has been designed utilising design principles to ensure that the cuts and fills required to form roading and building platforms have minimal impact on the special landscape qualities of the Tukituki Valley. The first stage has delivered some stunning sites that feature views across the valley to Te Mata Peak and down the river out to Napier. The first dwelling is under construction and sits well within its surrounding landscape.
Extensive plantings are also being undertaken around much of the site and it will be a pleasure to watch this development mature over the next five to ten years when plantings will become well established.

The Meadows - Nottingley Road, Hastings (completed). Stage I = 22 residential sites averaging 700 m2. Developer: Frimley Estate Ltd.

The Meadows - Nottingley Road, Hastings (completed). Stage II = 38 residential sites averaging 700 m2. This stage of the Meadows included the collaborative planning and development of a stormwater detention reserve with Council which proved to be of mutual benefit to the developer and is a feature both parties are proud of. Midlands Industrial Park - Whakatu (completed). Industrial subdivision of seven lots which involved extensive Council liaison to negotiate the provision of services and the establishment of financial contributions. Developer: Midlands Industrial Park Ltd.

Nottingley Park - Nottingley Road, Hastings (completed). Around 60 residential sites averaging 700 m2. This development introduced elements of urban design which allowed the retention of a number of established trees in an entrance reserve which added instant amenity. Negotiations with Council ensured the development yield was not reduced as a result of this approach. Developer: Nottingley Park Ltd.

The Orchards - Ikanui Road, Hastings (completed). Residential development of approximately 55 residential sites averaging 700 m2. Developer Frimley Estate Ltd.
